Detailed programming reports to determine the square footage requirements and adjacencies to assist clients in finding and utilizing the proper space.

Feasibility Studies

Site analysis to determine the most efficient use of space. The analysis is based on building core layouts, square footage factors, and preliminary planning requirements.

Space Planning

Block studies and space planning to ensure that the programming requirements allow the best possible layout, utilizing the most efficient use of space.

Field Surveys

Field surveys of existing building perimeter and core conditions to develop construction documents. Including but not limited to existing partitions, ceilings, lighting, electric/ data receptacles, and finish materials, for both “raw” and “as built” space.

Furniture and Equipment Inventory

Inventory of existing furniture and equipment to be incorporated and relocated to the new location.

Preliminary Scheduling and Budgeting

Careful analysis of a critical path schedule tracking the job from inception to completion. Preliminary budgeting for all hard and soft costs to determine a general and realistic budget as a starting point.

Design Development

Creative analysis of the use of space, lighting, and architectural finish materials so as to convey to conceptual identity of the client. Formal presentation to finalize the analysis.

Furniture and Finish Selection

Aid in the selection and specification of furniture and finish materials which are best suited for the project. Formal presentation to finalize the selections with additional consideration of product maintenance and durability.

Construction Documents

Formal documentation of all information needed to aid in the engineering process, code compliance, submissions to landlord for review and comment, as well as documentation for construction bid solicitation and actual construction.

Bid Selections

Prepare bid packages for all contractors and/or vendors. Review, negotiate, and qualify the bids and proposals submitted to aid the client in selecting a contractor and/or vendor.

Project Management

Obtain and review proposals and invoices for engineering and expediting services that may be required. General coordination and review of the project during the construction phase. Including construction site observation to ensure the contractor is building the space in accordance with the construction and engineering documents, weekly job meeting minutes documentation, and review and approvals of shop drawings, fixtures, materials, and finish submissions. Coordination of furniture layout with general construction.

Move In and Punchlist

Coordination and supervision of the installation of new and relocated furniture. Submit punchlists for construction completion and furniture installation. Assist in the selection of signage and artwork if required.
